We have found that a strategic approach to sustainable design and green building can reduce a project's environmental "footprint" and lower its operating costs, enhance its community and regulatory acceptance, and increase its appeal to prospective investors, tenants or purchasers. Getting sustainable design "right" is not just a matter of checking off points on a checklist - the "art" of sustainable design involves understanding a complicated set of opportunities and challenges and crafting a strategy that makes financial, environmental and regulatory sense for each individual project. This is where BlueWave adds the most value to its projects: by reducing environmental costs, coordinating environmental commitments with project timelines, and expediting the permitting process. BlueWave works with partners and clients who share our commitment to environmental leadership, the "double bottom line" of profitability and sustainability, and honest and open dialogue with communities and regulators.

Greening Strategies and Management

BlueWave analyzes and synthesizes complicated technical and financial information and applies a pragmatic sense of financial, community, and regulatory constraints in order to develop greening strategies that will achieve broad-based acceptance from development teams, communities, government regulators, public and private funding sources, and other stakeholders. BlueWave manages the budgets and work efforts of the technical professionals involved in implementing the project's "green" strategies, including the engineers, attorneys, permit writers, public relations experts, and others to achieve better environmental results and significant project efficiencies and cost savings.

Sustainable Energy Strategies

With its broad experience in renewable energy planning and strong relationships with developers, utilities, architects, and engineers, as well as public and private sources of capital, BlueWave is well positioned to craft clean energy strategies as part of a larger sustainable development plan. BlueWave analyzes all options for "greening" energy use, including energy efficiency strategies that reduce building energy use, on-site power generation and green power purchasing. For developers exploring on-site generation, BlueWave synthesizes the financial, technical and permitting information needed to make informed choices among available options including photovoltaics, solar thermal, wind, geothermal, and combined heat and power systems. BlueWave can also assist developers who wish to purchase renewable or "green" power from an off-site source, either through existing green programs offered by utilities or through a direct power purchase agreement with renewable energy developers for larger loads.

Cost Benefit Analysis

BlueWave identifies options for "greening" a project and determines the associated costs and benefits. Experience has shown that understanding the true environmental impacts and costs/benefits of a project can require an assessment of both subjects over the project's entire "life cycle." Professionals at BlueWave have extensive experience in conducting Streamlined Life-Cycle Assessment ("SLCA"), a cutting edge evaluation tool used to identify environmental "hot spots" associated with a project and to highlight opportunities for environmental improvements.

Environmental Review Documents

BlueWave professionals are trained and experienced in green design and planning. We help clients increase revenues and decrease costs through the "greening" of their development plans and buildings. BlueWave prepares sustainability analyses, which are being increasingly required as part of environmental review under the Massachusetts Environmental Policy Act and are now required of large development projects under the City of Boston's Article 80 large project review process.

City of Boston — Article 80 “Greening” Requirement

On January 10th, 2007 the City of Boston became the first major city in the U.S. to require private real estate developers to build "green" by incorporating a minimum number of sustainable design or "green building" features into their projects. BlueWave works with developers to ensure that their projects meet these requirements in a way that minimizes environmental costs, coordinates environmental commitments with project timelines, and expedites permitting.

MEPA — Greenhouse Gas Emissions Policy

In April 2007, the Massachusetts Environmental Policy Act office within the Executive Office of Energy and Environmental Affairs adopted a new policy requiring larger projects to quantify and reduce emissions of greenhouse gases, especially carbon dioxide. BlueWave works with proponents of projects subject to environmental review to develop strategies for avoiding, minimizing and mitigating both direct and indirect emissions of carbon dioxide associated with building energy use, power purchases and motor vehicle trips.

LEED™ Certification

For clients who want LEED™ certification of their green buildings, BlueWave's LEED™ Accredited Professionals are able to navigate projects through the certification process.

Stakeholder Outreach

BlueWave works with clients to draft compelling and substantive outreach and marketing materials such as websites, PowerPoint presentations, fact sheets and brochures that can be used to present a project to multiple audiences, including government officials, community groups, potential funders and the general public. BlueWave also works with clients to design and implement successful community and public agency outreach programs, facilitate multi-stakeholder processes, and align community and environmental interests in support of environmentally sound projects.

Capital Sourcing

Government agencies, energy utilities and private foundations offer a vast array of financial incentives for environmentally superior projects, including tax incentives, rebates, low interest loans and grants. BlueWave has extensive knowledge of these programs and a high rate of success in securing such funds for our clients and partners. In addition, BlueWave has strong relationships with numerous private equity capital sources with an interest in environmentally superior projects.
